If you are planning to sell your house, it may be a good idea to make updates that increase the value of your house so you can get the best resale price possible. When making these updates it’s important to consider different factors, such as which updates to make and return on investment, before moving forward with any projects. Below are the factors to consider when making updates to add value to your house.
The first step to take before making any updates is to look at the potential return on investment. Research the property values in your area and find out the highest amount your house can sell for in your neighborhood. If your house is worth $250,000 and houses in your neighborhood don’t sell for more than $260,000 you’ll want to consider if renovations and updates are worth the cost and time for you to break even when selling your house. However, if your house is worth $200,000 and the average house in your neighborhood sells for $250,000 it is a good idea to make updates. Just remember to stay within budget and make sure you spend less than the difference in current and potential home value so you can turn a profit.
While taking on a project yourself can save you money in renovation costs, it may cost you in other ways. Without knowing current trends in design, such as the most desired color palettes, you may end up not getting the value increase you desire. Consider hiring professionals to help with renovations, such as Denver interior design services and professional contractors, to ensure your updates are clean and sought-after in the market.
There are certain updates that won’t add much value to your house and other updates that will have a high return on investment. Some updates to make that have a high return on investment are to landscape the yard and add attractive features, such as an outdoor kitchen or a patio with low-maintenance plants; replace major appliances in the home that give a buyer peace of mind, such as the hot water heater; do minor remodels on the kitchen and bathroom; and add low-maintenance features, such as laminate flooring.
Whether you are planning to sell your home or want to increase your home equity, following this advice will help you accomplish your goal.
Have you kids and left your career to become a stay at home mom? The decision is vital for you, your partner, and kids. When you decide to be a stay at home mom, you are just getting into a new world and unknown area. Yes, you have put all your dreams, your prospects, and ambitions behind to adopt a new role. Now you are seeking other’s perspectives. You have to survive with your family. It is not a matter of survival. You will thrive as a stay at home mom, and you should have specific qualities that include a positive outlook, energy, and capability to work according to preference. Moreover, you have to manage the schedules properly. In this article, the founder of NW Maids (a housecleaning service in Seattle) shares some things you should do as a stay at home mom.
It would help if you made your working schedule at night. It is not a good idea to get up in the morning and think about the priorities. It is time to prepare breakfast for kids. You have to do different things in the early morning. Cleanliness, changing diapers, and a lot of other things! It would help if you planned about it a night before.
It would help if you got out of your house and fresh yourself. If you stay at home all along the day, you may get sick. It would be best if you did not make a mess. Just leave home for a while and see fresh faces, plants, and everything. You should go to the market and buy necessities.
You have made a choice, and it has some reasons. You decided for yourself and your loved ones that you are taking a new role. You should know what your expectations are. You will go through the ins and outs and have some ups and downs. If you are capable of reframing your outlook, you may overcome the harsh realities. You now have power and control. You are now the boss of your home.
Being a stay at home, mom does not mean you have to do every household chore. You may do some jobs on your own and may delegate some responsibilities. You may spend a lot of time on an essential task. You may take care of your baby. You may hire services for other jobs; you may hire a house cleaning service to clean your home. You may ask the delivery service to deliver items at your home. There are some tasks you may delegate, like housekeeping, cleaning, and laundry.
You are not isolated at home. You are raising children--but you are not alone in this role. There are stay at home mom groups online or in your area that you may join to share your experiences and problems. You will surely get a solution. In this way, you may have a positive mindset, and you may thrive instead of merely surviving.

Saute the veggies. In a small frying pan, heat the butter or oil until hot--but not smoking. I generally melt the coconut oil or add the olive oil and spread it with a pastry brush to cover the pan. Add the onions and saute for 3-4 minutes or until nearly translucent. Add the mushrooms and saute for an additional 3-4 minutes. Toss in the spinach and saute until the spinach wilts. Add the Garlic Herb Spice Blend and stir.
Scramble in the eggs. That is all there is to it. Once the veggies cook through--add in the eggs and scramble them over medium-low heat until set. Season with salt and pepper, if desired.
Serve. I recently cut most of the cheese and bread from my diet--but, if you prefer--toss in a couple of tablespoons of shredded mozzarella cheese or crumbled feta before serving! I am addicted to El Yucateco xxxtra Hot Habanero Sauce these days--and find myself adding it to egg dishes a lot! Serve with toast and fresh fruit.

Yummy Me Feels So Good offers a fun way for families to talk about emotions and feelings. Especially today, and my house is no exception; we seem to run an entire course of emotions within a very short time--sometimes within an hour! We run from happy to sad to mad to happy and peace-filled to anger-filled. This easy to read children's book offers short, fun to read pages with bright, bold words and illustrations that help the author convey emotions and messages to readers. As the animals show readers emotions--the author can express the many different feelings we feel from moment to moment. The book is a great starting point for young children and their caregivers to discuss emotions and develop an understanding and an acceptance of those feelings.
The Book Has a Simple Story--But, a Big Message for Children. Learning to self regulate emotions--and show sympathy and empathy are essential skills for little ones! With so many changes in our world today, children (and adults) have had "normal days" disrupted or wholly dismantled! These changes have been hard to understand at times. The new normal has been even more challenging to accept and move forward from for so many people. This book gives readers a way to identify feelings through cute animals and simple prose--and learn to find their "yummy" feeling too!
Would I Recommend Yummy Me Feels So Good by Lion I Am? Emotions are complicated--and can be scary and confusing for children--especially without having "names" or visual images for their feelings. I love simple books that offer families, caregivers, and teachers learning opportunities through fun visuals and easy to understand perspectives. This book is an excellent book for families seeking to help young children put feelings into words--and some self-awareness and self-acceptance into practice.
We have certainly been weathering some trying times over the past several months--as a nation, as families, as couples, and as individuals. While the months of pandemic risk and uncertainty have certainly been difficult physically, emotionally, spiritually, and financially for so many of us--they served to add even greater anxiety to those of us already struggling with challenges! This week, I had the opportunity to read and review a very timely book: Moving Beyond Anxiety by pastor and author David Chadwick. Read my thoughts and learn more about this Christian based, self-help book and about the author!

Moving Beyond Anxiety offers Insights into Truth and Faith. As we face fear-filled situations and anxiety-causing events--we often dwell on fears and doubts rather than refocusing our minds and energies toward faith. This book came at the perfect time for me! While I know that when my situation and circumstances are "out of control"--I can control my own thinking--it is easy to fall into the negative, fear-filled, traps of anxiety. This book offers easy to follow reminders and tools to refocus our minds on faith through Bible passages and Biblical ideals.
The Author Shares an Easy to Read and Easy to Understand Guide for Christians. Strong, practicing Christians may find this book quite familiar as many of the teachings are those that we have likely heard frequently over time. It is perfect, however, for those of us who need some friendly, faith-filled reminders (and support) from time to time! The author's writing style offers short, easy to read chapters that, while do contain a lot of Scripture and Biblical reasoning, are presented in a very simple, easy to follow and easy to understand format.
Would I Recommend Moving Beyond Anxiety by David Chadwick? Feelings of anxiety make even enjoying everyday life difficult at times. Many of us face (and battle) feelings of anxiety, dread, self-doubt, and fear again and again throughout any given day! This book is full of timely advice and support for Christians feeling anxiety--and tips and reminders to face some of the anxiety-riddled situations through Biblical Truths and Faith. I would recommend this book to any Christian seeking a little spiritual support and some reminders in terms of faith and hope to help them through challenging times.
